To reserve your dates, a non-refundable deposit of 25% is required at contract signing and applied toward the total rental fee. In addition, a fully refundable security deposit of 20% is required at contract signing and returned within seven (7) days after your event, assuming no major damages, or upon cancellation. We have partnered with Affirm to give you flexible payment options.

The remaining balance shall be paid in full nine months in advance of your event. If your event date is within nine months, the full amount and security deposit are due at contract signing. We understand you may need flexible payment options, which is why we partnered with Affirm if you need to extend payments further.

Please understand it is difficult for us to rebook your dates without sufficient advance notice, as most events book a year or more in advance. We highly recommend you get cancellation insurance in your event insurance policy, to cover for unforeseen events. The security deposit is fully refundable. Any remaining fees paid are non-refundable unless we are able to rebook your event date.

Yes! While we offer full service, you are also welcome to bring your own vendors. We have curated a list of local partners you are welcome to choose from. Your day, your way.

Lots! You will have full access to the barn, corncrib bar, trail and unfenced areas, linens, tables, chairs, restrooms, firepits, games, decor, parking, and more. We also offer optional decor and event services provided by our trusted Event Styling & Service Coordinator! Most events will also have access to the Manor House. We will provide you with a proposal of venue and service options. Once you decide on your package, we will offer you one, comprehensive price so you can be assured there are no additional surprise fees later on, even if your guest list changes a little.

You will need to purchase event liability insurance. If other event related permits are required, we will point you in the right direction and provide contacts.

Yes! At Big Oak you have choices of where to hold your ceremony and reception. For guests of around 110 people, events can be held inside the beautiful barn upstairs, still enjoying scenic country views through the barn doors. Catering and lounging can be held on the first floor along with our gorgeous restroom facilities. For larger events, we will provide a beautiful tented area over our 60x40' mountain view patio upon request, which is connected to the first floor of the barn. This provides comfortable indoor/outdoor space and flow between the ceremony, reception, caterers, lounge, and restrooms.
